Save Money, Save Time.

There’s more to selling a home than putting a sign in the yard! It takes personal service, searching for information, and preparing for negotiations. Jim’s success has grown because he provides information leading to smart client decisions; and he follows-up. Whether good news, bad news, or no news, you hear from Jim consistently.
What started out as helping clients during a sale, has now become another reason how Jim differs from other agents. He consults clients in downsizing and estate liquidation, including: removal of unwanted household items, storage or moving of furniture, purchase of furniture/furnishings, cleaning of the home, and minor repairs prior to sale.
Over 55’ Communities
By State and Federal law, ‘Over 55’ Communities require one occupant in the house to be 55 years of age or older. These homes or condominiums can be good values. Typically these communities have associations, bylaws, guidelines, and fees. A little research goes a long way; know what you are getting into before you sign a purchase and sale agreement; for instance, the history of the builder, quality of construction, financial commitment of the developer to assure the community will be completed, maintenance and improvements restrictions...and the list goes on. Call Jim if you would like guidance in finding a quality development, choosing the right home, or writing an offer.
Vacation homes can be cottages, four season homes, condominiums, and time share developments. Some properties have associations, requiring owners or a management board to set fees and monitor guidelines. And if the home is waterfront, or in some cases water view, there will be state and federal guidelines that could influence the sale price or purchasing decisions by the buyer. There are many details to consider when buying and selling a vacation home. It’s safe to have experience on your side.
Independent and Assisted Living
Jim is one of the very few New Hampshire agents who is able to provide information about senior living communities and also help clients with the task of selling a home. He works with directors of these care communities to provide incoming residents answers for their real estate questions. In addition, if there is a need to clean a home, provide solutions for storage or moving, or assist in estate liquidation, Jim can be a resource for those tasks also. Read more
Home Equity into Cash
At times a client or family will need to sell a home to turn home equity into cash, regardless of the reason. Although turning home equity into cash may sound easy to do, it is not a simple process. There are various costs and taxes involved, plus a timetable that can’t always be predicted. Getting advice before the sale can save time, money, and aggravation after the sale.
