Typically these communities have associations, bylaws, guidelines, and fees. A little research goes a long way; know what you are getting into before you sign a purchase and sale agreement; for instance, the history of the builder, quality of construction, financial commitment of the developer to assure the community will be completed, maintenance and improvements restrictions...and the list goes on.
